    New Building Features & Specs

    D I S C L A I M E R

    AQUA-COAST ENGINEERING LTD. have reviewed the Project’s architectural drawings and have provided additional building envelope details where required. They have provided on-site field reviews as construction progressed to insure building envelope continuity.

    FOUNDATION & CONCRETE

    1. Concrete
      32 MPA, type l0 for all concrete work.
    2. Footings
      3′ 4″ x 12″ c/w rebar as per Engineer.
    3. Walls
      8″ thick complete with rebar as per Engineer spec.
    4. Parkade Slab
      5″ thick over 6-mil poly 6 compacted sand, steel trowel finish.
    5. Structural Slab
      9″ thick trowel finish complete with reinforcing rebar as per Engineer spec.
    6. Weeping Tile 6″
      perforated PVC w/t covered with 6″ w/t rock cover, connected to storm systems, through sump and pump.
    7. Damp Proofing Exterior
      concrete walls below grade, continuous bituminous spray covered with tabbed tie holes.
    8. Piles
      10″x 10″ deep 2 of 10 mm rebar as required.
    9. Sidewalks
      Swept stairs concrete to front entry stairs.
    10. Front Entry Stair
      Swept cast in place concrete.
    11. Main Floor Deck
      Imprinted concrete as per plans.
    12. Main Floor Slab
      c/w 2-ply torch down water proof membrane. 2″ insulation and imprinted concrete finish for walkways 9″ thick structural slab, power trowel finish. Reinforced as per Engineer spec.
    13. Driveways
      Asphalt or concrete driveway.

    STRUCTURE & FRAMING

    1. Floor Joist & Beams
      TJI’s per Engineering specs. Beams are timberstrand, glulam or microlam as per Engineer.
    2. Telepost
      Paralam or steel as per Engineer.
    3. Floors
      3/4″ OSB T & G nailed (corner tacked, glued & screwed) 1″ gypcrete on acoustimat. No acoustimat under gypcrete in carpeted areas.
    4. Exterior Walls
      2″x 6″ s-dried spruce studs@ 12″ to 16″ oc as per Engineer.
    5. Wall Sheathing
      3/8″ OSB.
    6. Interior Walls
      2″ x 4″ s-dried spruce studs @ as per Engineer. 2″ x 6″ s-dried spruce studs as required.
    7. Party Walls
      double 2” x 4” plate with 1” air space w/batt insulation on both sides w/resilient metal sound bar channels @ 16” oc or variations.
    8. Roof Trussed
      TJI’s @ 16″ oc as per Engineer specs.
    9. Roof Sheathing
      5/8″ OSB ply T&G.
    10. Balcony Deck Nailer Plate
      2″x 8″ or better.
    11. Balcony Decks
      2″x8″ spruce @ 16″ oc 3/4″ OSB.
    12. Headers over all Windows, Ext. Doors
      2 ply timberstrand or 3 ply as per Engineer.
    13. Installation
      All work shall be erected plum, true and square and in accordance with the drawings.

    EXTERIORS

    Details as shown in the detailed drawings and as approved in the building permit.

    1. Built-up Roof
      2 layer – 1 ply SBS modified bitumen membrane on l” fiber board insulation on sloped EPS type 1 insulation @ 1% (R-32) vapour barrier.
    2. Soffit/Facia
      Prefinished aluminum.
    3. Exterior Finish
      Brick veneer, cultured stone or acrylic stucco on 2 layers 30 minute building paper, all wall penetration are to be sealed with peel and stick bituthane or caulked c/w through all flashing.
    4. Stucco/Courtyard
      Acrylic stucco.
    5. Exterior Front Door
      Insulated fibre glass c/w hardware.
    6. Windows
      Metal clad on vinyl windows c/w interior vinyl jamb extensions.
    7. Lot Finish
      Graded and sloped away from walls as required.
    8. Balcony Finish Floor
      Deksmart commercial grade 52 mm on balcony and 68 mm on pedway c/w Skywalk flashing.
    9. Exterior Columns
      Steel painted.
    10. Parkade One
      16 ft wide O.H. doors, metal insulation c/w remote opener per unit. Parkade Garage has 3 insulated steel fire exit doors c/w closers and panic hardware.

    INSULATION

    Detail as shown in the detailed drawings and as approved by the building permit. Insulation and vapour barrier amount and installation to meet or exceed Alberta Building Code.

    1. Exterior Walls
      R-20 batt insulation with 6-mil poly.
    2. Built-up Roof
      R-32 EPS type 1 insulation.
    3. Cantilever Areas
      R-32 batt insulation with 6 mil poly plus 1 1/2″ rigid and caulking.
    4. Electrical outlets
      plugs, switches Poly pans behind and caulked.
    5. Vapour Barrier
      Seams, exterior wall plates, joints, headers and double studs, chimney and plumbing stacks, electrical and light boxes and other penetrations to be caulked with flexible butyl caulking.
    6. Party Walls
      Batt insulation, 5/8″ type x on both sides and 1/2″ on one side. STC-57 (estimated) c/w resilient metal sound channel on one side.
    7. Interior Walls
      1/2″ drywall with metal corner beads taped sanded ready for paint.
    8. Fire Rated Ceiling
      R-20 blow in acoustic insulation 5/8″ type x drywall on resilient sound channel.
    9. Interior Dropped Ceiling
      1/2″ drywall.
    10. Insulation Pack
      Behind all electrical outlets, switches& lights on exterior walls.
    11. Ceiling Finishes
      Splatter textures, white on white.

    PLUMBING

    The General Contractor shall ensure that all plumbing work be carried out in accordance with the required standards as may be applicable. Details as shown in the detailed drawings and as approved in the building permit.

    1. Kitchen Sink
      Two compartment stainless steel c/w single lever faucet and vegetable spray chrome. Hook-up garburator & dishwasher.
    2. Vanity Sinks
      China basin c/w single lever faucet chrome.
    3. Water Closet
      Water saver -white.
    4. Bath Tub
      32″x 60″ or 66″ soaker tub, white, c/w shower and shower rod or 36″ x 36″ shower stall with glass door.
    5. Laundry Room
      Hot & cold c/w fiberglass drain assembly.
    6. Deck Area
      Hook-up gas barbecue jacks to decks.
    7. Mechanical Room
      Noritz 90% high efficient wall-mounted hot water on demand.
    8. Fire Sprinkler System
      Parkade sprinkler as per code c/’w alarm system.
      Units sprinkler as per code
      Elevator shaft sprinkler as per code.
    9. Sanitary & Storm
      Parkade to have 6 catch basins c/w two sump pits.
      Driveway ramps to have drainage trench.
    10. Water
      Each unit to have its own water meter.
      One meter for condo association.
      Exterior hose bibs.
      Parkade hose bibs.
    11. Gas
      Each unit to have its own gas meter.
      One gas meter for condo association.
      Unit Heaters to heat parkade.
      Electric Heaters for lobbies and fire escapes.

    ELECTRICAL

    The General Contractor shall ensure that all electrical work be carried out in accordance with the required standards as may be applicable. Details as shown in the detailed drawings and as approved by the building permit.

    1. GFI Outlets
      In bathrooms and decks.
    2. Telephone Outlet
      As per plan and in both bedrooms.
    3. Cable Outlet
      In living room, master bedroom and second bedroom.
    4. Bathroom Vent
      Vented to exterior with 650 fan or equivalent.
    5. Out Venting Kitchen
      Vent sleeve and power RI for range hood supplied by contractor, Range hood c/w microwave, white to be installed.
    6. 220V Kitchen Outlet
      As per plan for oven.
    7. Electrical Outlets
      12″ above floor except kitchen as per code (see drawings) white Cover plates & white plates on switches.
    8. Electrical-Service
      60 amp service with 32-circuit panel located in the mechanical room or bedroom.
    9. Smoke Detector
      As per code
    10. Copper Wiring
      Through out as per code.
    11. Electrical Meter
      Each unit to have it’s own electric meter and one for condo association for parkade, elevator and exterior lighting.
    12. Elevator Install
      One rapid hydraulic 2500 lb. passenger glass-backed elevator car, Five stops – parkade, main, second, third, fourth. Speed 125 ft. min.

    HEATING & VENTILATION SYSTEM

    Heating systems are to be forced air throughout for heating and air exchange requirements c/w power humidifier.

    1. Heat Cool Unit
      38,000 to 64,000 BTU/H mid efficient Magic Packs by Armstrong
      (1 per unit) or equivalent where applicable and 50,000 to 100,000 BTU/H
      High efficiency 92% by Armstrong where applicable.
    2. Ductwork
      Complete ductwork package to above-mentioned equipment.
      Including required return air and fresh air intakes as per codes.
    3. Humidifier
      1 power humidifier c/w humidistat.
    4. Bathroom Fan
      Broan low-zone bath fan or equivalent.
    5. Range Hood/Microwave
      Installed and vented to exterior by contractor.
    6. Parkade
      Reznor forced air natural gas unit heaters.
    7. Parkade Ventilation
      Automatic fan to ventilate parkade. Kicks on by carbon monoxide
      Sensor with motorized damper for make-up air.
    8. Elevator Shaft/Common
      In-line duct heater c/w in-line fan.

    INTERIOR FINISH

    1. Interior Doors
      Shaker style, 5/16” flat panel, 6’8″ c/w 3 brushed chrome hinges on l” x 4″ pine stops, painted.
    2. Mirrored Closet Doors
      In master bedroom and front entry.
    3. Deck Rails
      Aluminum painted as per code.
    4. Interior Rails
      As per code in fire exits.
    5. Exterior Door Locks
      Brushed chrome lever and dead bolt.
    6. Flooring – Carpet Cut Pile
      100% BLF nylon
      Stain released & scotch guard

      All interior wall to be primed plus 2 coats of high hide latex. All interior woodwork to be primed 2 coats of semi-gloss latex.
